TERMS AND CONDITIONS
Vacation Rental Agreement
This Vacation Rental Agreement (the “Agreement”) is made between Steve and Jennifer Jacob (“Owners”) and the Guest(s) (“Guest(s)”) specified in the booking reservation. Once the Owners confirm the reservation, this Agreement takes full effect. Throughout the Agreement, the terms “Party” and “Parties” may be used to refer to the Owners and Guest(s), individually and collectively.
1. PROPERTY/ACCOMMODATION
a. Description of Property
The accommodations offered are fully furnished and include:
- A private bedroom with an attached toilet and bath.
- A house with two bedrooms, two bathrooms, a kitchen, a living room, and an enclosed dining area.
Both accommodations are located at 128 Belmont Circular Road, Belmont-Port of Spain, Trinidad, and include the following amenities:
- Air conditioning
- Twin/Full/Queen/King size beds
- Closet(s)
- Hot water
- Wi-Fi TV
- Toiletries, linens, and towels
- Table and chair(s)
- Microwave
- Refrigerator
- Electric kettle
- Iron and ironing board
- Parking for vehicles
- Cookware, pots, pans, and utensils (*applicable for the house with the kitchen)
- Electric stove (*applicable for the house with the kitchen)
2. RENTAL PARTY & MAXIMUM OCCUPANCY
- All persons in the rental party are bound by the terms of this Agreement.
- Only individuals listed in the reservation are permitted to stay on the property.
- Maximum occupancy per room is two (2) paid persons.
- Guests will be charged additional fees, without notice, for any undisclosed persons staying overnight.
- Friends, family members, or visitors of the rental party are also bound by this Agreement.
3. VISITORS
a. Definition and Restrictions
- A visitor is defined as an individual who does not stay overnight and spends no more than four (4) hours at the property on any given day.
- A maximum of two (2) visitors are allowed on the property at any time.
- Visitors are not allowed to remain on the property or use any facilities unless the hosting Guest is present.
- Visitors are prohibited from using property amenities reserved for paying Guests.
4. PARKING
- Parking is limited to Guests only, and vehicles must use designated parking areas.
- Parking spaces are not available for friends, family, or visitors.
- Illegally parked cars may be towed or fined.
- The Owners are not responsible for damages, theft, or losses to vehicles parked on the premises.
5. HOUSEKEEPING/CLEANING
- Daily housekeeping is not included in the rental rate. Guests are responsible for maintaining the cleanliness of the accommodation.
- Any unsafe conditions must be reported immediately.
- The property must be left in its original condition upon departure.
- Excessive mess, trashing, or damage may result in additional cleaning or repair fees.
6. CHILDREN’S ACCOMMODATIONS
- Children aged five (5) and above may stay outside of the Carnival season.
- Children must be supervised at all times and are prohibited from entering other Guests’ rooms or the kitchen area.
- Items in the accommodation, such as remote controls and utensils, must not be used as toys.
7. KEYS/REMOTES/ACCESS CODES
- Each room is provided with two (2) keys and, if applicable, a remote for the front gate.
- Lost keys or remotes must be reported immediately. Replacement fees are TT$28 per key and TT$330 per remote.
- Sharing or duplicating keys, remotes, or access codes is prohibited.
8. RENTAL PERIOD – CHECK-IN & CHECK-OUT
- Check-in begins at 3:00 PM, and check-out is required by 12:00 PM on the departure date unless otherwise agreed upon.
- Guests who overstay will be charged additional fees as outlined in the rental rates.
9. RENTAL RULES & RESTRICTIONS
Guests must adhere to the following rules:
- No smoking, vaping, or use of illegal substances on the property.
- No pets, parties, loud music, or unauthorized gatherings.
- Damages or losses to the property will be deducted from the security deposit.
10. WASHING OF CLOTHING & OTHER ITEMS
- Clothing must be washed in the designated washroom area. Guests are required to bring their own detergents.
- Shoes and non-household items may not be placed in the washing machine or dryer.
- Sand, mud, oil, paint, or similar substances must be removed outdoors using the provided hose.
11. VIOLATIONS
Failure to adhere to any terms outlined in this Agreement may result in immediate termination of the rental period and forfeiture of all payments made.
GOVERNING LAW
This Agreement shall be governed by and interpreted in accordance with the laws of Trinidad and Tobago. Any disputes arising from this Agreement shall be resolved in the courts of Trinidad and Tobago.
By confirming their reservation, the Guest(s) agree to abide by these Terms and Conditions.
